Just like changing the oil in your car every 3,000 miles, getting your HVAC equipment serviced prior to the summer and winter seasons will help ensure the equipment is functioning properly and add to the energy efficiency of the unit. We check the system function, check airflow, inspect the inside coil and check for refrigerant leaks. Clean and oil the fan motors and service other hardware, inspect ductwork and check total system operation.

Summer Cooling 15 point Service Checklist:

  1. Install gauges and check operating pressures.
  2. Check voltage and amperage to all motors and meters.
  3. Check air temperature drop across evaporator.
  4. Check for adequate refrigerant charge and possible leaks.
  5. Check evaporator superheat.
  6. Lubricate all moving parts.
  7. Check belt and adjust tension.
  8. Check and replace 1” filter (any filter thicker than 1” does cost additional)
  9. Check pressure switch cut-out circuits.
  10. Check electrical/lock out circuits.
  11. Check starting contactor contacts.
  12. Check all wiring and connections.
  13. Clean and adjust thermostat.
  14. Clean condenser coil with coil cleaner.
  15. Check that condensate drain is open. Turn exposed dampers to cooling position if marked. (No balancing)

Winter Heating 17 Point Service Checklist:

  1. Check and adjust thermostat.
  2. Check and adjust all safety controls.
  3. Clean burners and controls.
  4. Clean and adjust pilot assembly.
  5. Adjust burner for efficiency.
  6. Check for gas leaks in furnace.
  7. Lubricate moving parts.
  8. Check belts and adjust tension.
  9. Check and replace 1” filter (any filter thicker than 1” does cost additional)
  10. Check flue pipe and draft diverter.
  11. Check fan control.
  12. Adjust pressure regulator.
  13. Inspect heat exchanger and check furnace for fumes.
  14. Check complete furnace cycle.
  15. Check temperature rise.
  16. Perform Carbon Monoxide test.
  17. Check humidifier functions.

This contract is $189 per unit per year plus tax. This will include maintenance on your air conditioner in the spring before summer and maintenance on your furnace in the fall before winter.
